Case #07-03-06, North Orange Street, LLC, owner of property
known as 923-925 North Orange Street, in the R-4 Residential District,
request Variances from Section 1258.01 Area, Bulk & Dimensional Standards
requiring a minimum front yard setback of 35' to allow a 20/25' front yard
on Lot #1 and 15' front yards on Lots #4 & 5. The application is also for
Variances from the minimum lot area of 11,000 square feet on 3 of the 5
proposed lots to permit 8,854 square feet on Lot #3, 8,047 square feet on
Lot #4 and 7,001 square feet on Lot #5.

Case #07-03-07, County of Delaware, owner of Rose Tree
Park, 1501 N. Providence Road, in the R-O Recreation & Open Space
District, amend their application to request the following four areas of
Zoning relief :
1) That the proposed use as set forth in the application is permitted as a
C5 Use, “Municipal/Governmental Facility” or in the alternative, a
Variance from Section 1256.02 to permit such a use.
2) A Variance from Section 1262.02 to allow 33 new off-street parking
spaces for proposed use where 52 are required taking into consideration
the opportunity for shared parking at the site which would have a total of
321 parking spaces.
3) A determination that use of other existing parking spaces at the Park
property as “shared” or secondary parking for the Tavern and Carriage
House buildings complies with Section 1262.04.A.1. or in the alternative,
a Variance from Section 1262.04.A.1.
4) Variance form Section 1266.06 (a), (b), and (c) of the Steep Slope
Conservation Overlay District to permit disturbance of 57.79% of steep
slopes where 30% is allowed, 52.13% of very steep slopes where 30% is
allowed and 50% of prohibited slopes where 0% is allowed taking into
consideration that the slopes are all man-made as a result of the moving
and regrading of the Rose Tree Tavern area.
Case #07-05-10, 211 Sycamore Mill Road, LLC owner of 211
Sycamore Mill Road in the R-1 Residential District, request Variances from
Section 1258.01 Area, Bulk & Dimensional Standards to allow 25' front yard
setbacks on Lots 1 thru 6 and Lot 10 in the Kenmore Woods Subdivision
where 40' is required.
Case #07-05-11, Blundin Builders, Inc., owner of a ground
lot to be know as 522 & 524 South Avenue in the R-5 Residential District,
request three Variance from Section 1266.06 (a), and (c) of the Steep
Slope Conservation Overlay District to permit disturbance of the
following:
1) 36.3% of the steep slope area on Lot #2 where 30% is allowed.
2) 20% of the prohibited slopes on Lot #1 and 30.2% of Lot #2 where 0% is
allowed.
